Modern lake house among forest with still water in the foreground

Property care

The house is fine. Here are the photographs.

For owners who are rarely at the lake and expect nothing to be missed. We visit by boat or road, check what matters for the season, and send a written report with photographs after every visit.

A lake house sits empty most of the year. Most of the time that is fine. The trouble is the one storm, the one frozen pipe or the one open door that nobody sees for three weeks.

We are the people who see it. You get eyes on the place all year, a record of every visit, and one number to call for anything on the water.

The watch

Scheduled visits

A set rhythm for the season, inside and out: roof and gutters, decks, doors and windows, water and heat, power, pests and the dock. We check it fresh every time and never assume it is fine because it was last time.

Storm and freeze checks

After high wind, heavy snow, a hard freeze or a power cut, we go and look without being asked. You hear from us before you think to call.

Arrival and departure

Before you land, the house is opened, warmed and stocked. After you leave, it is closed, checked and secured, and you get a report saying so.

Keys, access and trades

Keys are held securely and alarms are answered. Contractors are let in, supervised and seen off. You get one clear account of what was done and who was there.

Every season has its work.

The lake is drawn down over winter and refilled in spring, so docks, lines and shorelines change with the calendar. We plan for it.

Mar – May

Opening

Water back on, systems tested, docks reset as the lake rises, and the house aired and ready.

Jun – Aug

In season

Arrivals and guests. We keep watch for fire-season smoke and wind.

Sep – Nov

Winter readiness

Water systems drained or protected, boats and docks secured for the drawdown, heat and power proven before the first hard freeze.

Dec – Feb

Winter watch

Snow load, freeze, power and access, checked after every storm, when almost nobody else is on the water.

Winterization and larger seasonal work are scoped on inquiry. Inquire

Ready when you land.

If your place has no road, the trip up is part of the visit. We open and warm the house before you arrive, bring you and your luggage to your own dock, and close and check the house when you leave. Private passage

Opened · Warmed · Closed · Checked

Every visit, in writing.

Within 24 hours of every visit you get a report: what we checked, what we found, what we did, and photographs of all of it. Often there is also a short video briefing from the captain, recorded on site and transcribed into your log.

Over a season, those reports become the record of your property: when the roof was cleared, when the water was shut off, what the contractor actually did. When it is time to sell, insure or renovate, the history is already written down.

Retainers

Three levels of care. Each one is scoped and quoted for your property after the assessment.

Watch

Exterior care on a set rhythm, storm checks, and a report after every visit. No keys held.

Estate

For larger properties: systems, access and seasonal work, all under one accountable captain.

Every retainer includes a private owner portal with every visit report and photograph. Live monitoring (cameras, sensors and alerts) can be added to any retainer, designed and quoted for the property. See Systems

Questions owners ask

How often do you visit?

As often as the property and the season need. The rhythm goes into your plan after the assessment, and storm checks come on top of it.

Can you reach my place in winter?

If it can be reached by water, yes. Our boat is built for the upper lake in every season. If conditions are not safe on a given day, we tell you and go as soon as they are.

What's in a visit report?

What we checked, what we found, what we did, and photographs. It arrives within 24 hours.

Do you hold keys?

On Watch+ and Estate, yes. Keys are held securely and every entry is recorded in the report.

Can I see the house between visits?

Every retainer includes a private portal with every visit report and photograph. To see the house live, add monitoring: cameras and sensors designed and quoted for your property. See Systems.

How is it priced?

Every retainer is quoted for the property after the assessment. The assessment fee is confirmed with you before we schedule it.
